What are the fees?

ADL Mortgage charges only a $495 processing fee and has no influence over the amounts charged by third parties.

The appraisal will run $350 - $500 and will depend on the size and location of your home.  Remote areas and larger homes are more expensive. 

In addition the Lender will charge for several items (i.e. appraisal review, wire, document preparation, flood cert, underwriting, etc.) and the amounts and totals will vary by individual lenders. 

Title Fees will include the title insurance, settlement or escrow fee, endorsements, doc prep, reconveyance, recording etc. Title charges are somewhat similar between companies but service can be very different between companies.

Tax and Insurance Impounds/Escrows are not part of your closing costs as these items are monies held by the lender to pay your property taxes and insurance premiums.

There may be an additional charge or higher interest rate for loan size, cash out amount, Loan to Value, interest only option, income documentation, credit score, invest property, property type, loan program, etc.    

If you are paying off a 2nd mortgage that was not used to purchase your property then you would be subject to the cash out fee.
If you are subordinating that mortgage (not paying it off), then you would not be subject to the cash out fee.

Other fees may apply depending on your individual circumstances.  We will be happy to prepare a
complete good faith estimate  listing  all costs  associated with your loan.    For Homes valued at
$1,000,000 and higher additional fees may apply.
